Why is property the best investment?

Although this seems like a subjective question it will be important that you drop in any knowledge you have about the property market. Make points like that it is safer to have capital invested in bricks and mortar than in fluctuating stocks and shares, bring in the recent UK recession as an example of how fragile investment markets are. Acknowledge that although property prices can fall, there are still certain areas where your investment is relatively safe - for example although property prices fell sharply in some areas of the UK during the recession, others remained stable due to high demand.  If you do not agree with the statement that the interviewer makes then challenge it, it is likey that they are saying something controversial to spark a reaction.

How would you persuade a client to lower an unrealistically high asking price?

If you work on the sales side then this problem will occur. You should say that you would explain to a vendor that the asking price is unrealistic by showing them examples of similar properties that have sold for a lower price, then suggest that if they lower the asking price it may attract more viewings and the price will increase organically with demand.

What is the most important form of property marketing?

Property marketing can be divided in to online marketing, word of mouth, media advertising and point of sales. In your response to this question you could answer that any of these are the most important and but good reasons to justify your response. The best point to argue would perhaps be online marketing as it is the fastest growing form of property marketing, you could discuss how the dominance of sites like 'right move' and 'prime location' dominate the market. You could also show how the most important form of marketing varies between types of property e.g. if you are selling rural dwellings then word of mouth will take an increased importance.
